STEP BY STEP WORK STAGES
Whilst the following work stages may vary from those listed in the Government gazette the intention remains the same in the pursuit of providing our clients with an all-inclusive competent and professional service with the end goal being a successful built entity, regardless of whether the project is a boundary wall or a shopping Centre.
STAGE 1; APPRAISAL AND DEFINITION OF PROJECT
During this phase we identify the client desire and conduct Feasibility Study as well as the geography .Regulations, planning and statutory regulations and budget this will include a visit to the local authority to collect existing plans if relevant as well as determining the limitations from a town planning perspective which may restrict the project in certain respects .advising and directing the client on the way forward in terms of procedure ,further consultants that may be required methods of contracting time schedules and work around a budget .we therefore design based on the information we gathered and create a set of guidelines and considerations to address during the design presses.
STAGE 2: DESIGN CONCEPT AND DEVELOPMENT
This will involve initial sketches and ideas in order to put concepts on paper which can ultimately test the accommodation requirements aesthetics and most impotently the budget it will further investigate the relationship between the use of materials and the technical ability of such within the scope of the project this stage may well involve several sketches investigating various option in order to achieve optimum results around the provided brief these sketches will also be passed on to consultants if necessary in order to confirm the workability of the proposals and if necessary consultations with the local authority in order to determine the acceptability of the proposals within the various departments of the local authority ON SITE WORKSHOP WITH COMMUNITY PROCESS For a group or community projects our onsite workshops are particularly helpful for generating a focused and inspiring vision of the project for all those involved our participatory process enables all stakeholders from owners to primary members to the larger community of participants to have a voice and create a shared vision of the project.
STAGE 3,0 : DESIGN DEVELOPMENT CONSEPTUAL / SCHEMATIC DESIGN
Based on our Architecture team shared vision we propose a conceptual design in the form of graphics and illustrations the scope of our schematic design service extends from large scale master planning to detailed design work such as furniture and finishes we then coordinate the work and services of consultants and specialists who have been appointed STAGE 4,0 : COUNCIL SUBMISSION DRAWINGS This will involve the preparation of detailed competent drawings for submission to the local authority for approval these drawings will include all necessary information pertaining to finishing schedules , door and window schedules and electrical layout from which a competent all –inclusive quote and contract can be formulated from short listed contractors.
STAGE 4,1 : TECHNICAL DOCUMENTATION AND CONTRACT PREPARATION
Complete construction documentation and proceed to call tenders – obtain the client’s authority to prepare documents to procure offers for the execution of works .obtain offers for the execution of the works ,evaluate offers and recommend on the award of the building contractor prepare the contract documentation (and arrange for the signing of the contract ).
STAGE 5: CONTRACT ADMINIDTRATION AND INSPECTION
This stage may vary according to the requirements of the client as the nature of contract and contractor this would involve periodic, site meetings, inspections and reports relating to the progress of the project inception to the conclusion of the project It would further involve the co-ordination of the various role players in the project be they professional consultants or sub – contractors to the project in order to ensure the smooth running of the project to ensure that the project runs in time within budget and with quality based conclusion provide the client with as – built drawings if necessary, certificates relevant technical data and guarantees from suppliers on completion of work SUPPLEMENTARY SERVICES Artist’s impression and marketing materials This greatly assists in providing the client with three dimension visuals of the project both internally and externally if required this material is also used where marketing material is required for potential to the project
